We have put a contract on a homestead!
It’s a huge step for our family. The Ault house that we put an offer on – it wasnt as simple as the offer being accepted. We ended up going back and forth and finding a way to work things out.
It feels amazing and also makes me a bit apprehensive to take such a huge step, but this is a huge leap forward for one of our main goals as a family.
Contract to Closing
Along the way, now that we have put a contract on a homestead, we have to work through a number of steps to be able to close on the property and take it forward.
- Put our existing house formally on the market
- Sell it within 3 weeks
- Clear the homestead through inspection with no/minimal “health and safety” items
- Appraise for at minimum what we offered on the property
Just getting ready to list was an adventure as there is a lot of things that you set aside and you say I will get to that later…. and then you do other things. Things that in individual choices are more important – but then all the sudden, all of this maintenance debt becomes due.
The next stage
We have spent a week and a half cleaning, preparing, repairing, finishing, updating, painting, tidying, and de-cluttering. Now we spend a few weeks on “prepare for showing on a moments notice” alert. Once the house goes on the market on Tuesday, we can get a call for a showing and need to be close to showing-ready. This will be a challenge as we all still have to live and work and learn and play in the house along the way!
